Physical Building Management

Delivered in partnership with the Association of Condominium Managers of Ontario, ACMO you will explore the physical aspects of the total site, and how to get the most economical life out of the common elements through good maintenance practices. Examine residential condominium structures, proactive and predictive maintenance, appropriate management practices for effective day-to-day building management, and the handling of emergency situations. Investigate heating, air conditioning, ventilation, electricity, building envelope, plumbing systems, life safety systems, elevators, performance audits and reserve fund studies, and grounds-keeping from a condominium management perspective. Determine when to call in professionals and how to work with them, problem-solve within the physical building environment, and effectively communicate issues and solutions to the Board. Review the basics of condominium manager licensing so that managers are aware of their obligations under the Condominium Management Services Act. THE SPRING/SUMMER 2022 SEMESTER WILL BE THE LAST TIME THIS COURSE WILL BE OFFERED. Responsibility for condominium management licensing education transferred from ACMO to the CMRAO who are introducing new courses that will be required for condominium management licensing. The current 4 mandatory ACMO courses will continue to be valid education for a licence until October 31, 2022, provided that a student has registered in at least one ACMO course and applied for their Limited License before November 1, 2021. If you started at least one ACMO course prior to November 1st, 2021 BUT HAD NOT APPLIED for your limited license prior to November 1st, 2021 you can finish the remaining ACMO courses prior to October 31, 2022, but you will also be required to take the first new CMRAO course as a condition of applying for the license after the November 1st, 2021 deadline. By taking this 1 additional CMRAO course as well as the 4 ACMO courses you will be deemed to have met the new education requirement for licensing. This course requires a desktop or laptop computer (tablets, Chromebook and cellphones do not meet the course requirements). The computer must have a working built-in or external webcam and microphone with MacOS X 10.5 or higher or Windows Vista or higher.
